With the Renters’ Rights Bill now concluding, important changes are on the way that could impact both landlords and tenants. These updates aim to improve rental conditions and strengthen tenants’ rights, so staying informed is essential to ensure you’re prepared. Homlex is here to support you throughout this transition, offering guidance and assistance to help you navigate the new regulations with confidence and ease.
Key Changes:
- No more Assured Short-Hold Tenancies
- No more no-fault evictions
- Limits on excessive rent increases
- Introduction of the Decent Homes Standard
- Implementation of Awaab’s Law
- Increased penalties for violating legal standards
- New regulations regarding tenants and pets
- PRS (Private Rented Sector) database
Shift to Rolling Periodic Tenancies
All fixed term assured shorthold tenancies will now automatically convert into rolling periodic tenancies. This change removes the option to renew or break the lease at will, offering tenants increased control and flexibility to terminate their tenancy when needed. For landlords, this transition ensures continuity of rental income as we guarantee no void periods and our landlords will still receive their rent payments even if tenants leave.
Abolition of No-Fault Evictions
One of the most significant reforms is the abolition of Section 21, commonly known as no-fault evictions. This means landlords can no longer evict tenants without valid cause, providing greater stability for renters. At Homlex, we prioritise responsible lettings and manage all aspects of tenancy agreements to give landlords peace of mind, knowing their properties are compliant and well-managed.
Rent Increase Restrictions
The legislation now prohibits excessive rent hikes intended to force tenants out of their homes. Consequently, tenants will have the right to appeal unreasonable increases, fostering fairer rental practices. Homlex continues to offer competitive rental rates that provide excellent value for landlords.
Decent Homes Standard
A new Decent Homes Standard will be introduced to ensure that private rental properties meet strict safety, security and hazard-free criteria. Homlex’s property management team specialises in maintaining safe, hazard-free environments to provide landlords with the assurance that their properties comply with the latest standards and regulations.
Awaab’s Law: Addressing Serious Hazards
Under Awaab’s Law, landlords are now required to address serious issues such as dampness and mould within specified timeframes and failure to comply can result in penalties. Homlex handles compliant-ready properties which streamlines the process for both landlords and ourselves. Additionally, by focusing on properties that meet safety standards from the outset, we ensure a more efficient experience and prioritise the safety of every home.
Enhanced Enforcement Powers
Under the Renters’ Rights Bill, local authorities will have increased powers to investigate, identify and penalise landlords who violate legal standards. Tenants are entitled to keep pets at the property unless restrictions are specified for valid reasons within the tenancy agreement. As a result, landlords must remain attentive to additional considerations related to pet ownership. When renting to Homlex, we oversee all regulatory compliance aspects, ensuring your property remains fully legal, safe and compliant with current laws which provides our landlords peace of mind.
Private Rented Sector Database
Landlords are required to register their details and properties on the national Private Rented Sector database. This database helps to enhance transparency, support local councils in enforcing regulations, and provide tenants with comprehensive information about properties and landlords both prior to tenanting.
